Criteria

Following are the general parameters under which we typically work.
LOAN SIZE: From $100k to $10 million.
USE OF PROCEEDS: Loans are made for business purposes only.
LOAN TO VALUE: Loan amounts can be up to 70% of the disposition value of the collateral, assuming a cash sale price within approximately 120-180 days. If the loan is used for renovation or construction, the loan amount can be based on the improved value, and would be disbursed in stages as work progresses. The repayment plan or 'exit strategy' is an important part of underwriting.
RATES: Rates vary from 12-21% per annum, interest only, depending upon collateral and loan structure.
FEES: Fees of 3-6% of the loan (minimum of $4000). Documentation fees and deal participation may be extra.
PREPAYMENT: 0-1% prepayment penalty.
COLLATERAL: Real estate and other fixed or liquid assets.

The Process
Items needed for underwriting:
1. Completed loan application.
2. Signed Tax Returns for 2 most recent years.
3. Borrower's credit report and financial statements.
4. YTD Operating Statement for subject Property
5. Rent rolls and copies of all rental/lease agreements.
6. Appraisal or Documentation of Estimated Value
7. Written "Use of Proceeds" letter
8. Color pictures of subject property
Note: Underwriting is based on current value and not based on projections.
Additional items needed to close transaction
1. Title Report (if available) -- Have ordered.
2. Purchase and Sale Agreement, if applicable.
3. Attorney opinion letter regarding applicability of State Usury Laws
4. Insurance Agent name and phone number.
5. Current year property tax statement for all parcels.
6. Assignment of appraisal and appraiser's authorization to use the appraisal in a public offering.
If the Borrower is a Corporation/LLC/Partnership or Trust:
1. Articles of Incorporation.
2. Corporate Resolution authorizing the loan, and the officer(s) authorized to execute the loan documents.
3. LLC Certificate of Organization and Operating Agreement (Resolution required).
4. Copies of the Partnership/ Trust Agreement.
